Survey and Valuation

We offer a full range of survey and valuation services, details of our residential services are noted below and we will be happy to discuss your individual requirements in more detail. If you have any enquiry about industrial & commercial or land (lease) valuations, please call or e-mail us.

Most people have surveys carried out when they are considering purchasing a house and we offer two levels of inspection the first is a Value Report, this report is an assessment of the property's value and is not an investigative survey and should not be considered as such. The inspection is similar in type to a standard Bank or Building Society inspection often carried out when arranging a mortgage.

The second level of inspection is the Survey and Valuation, this survey is in a standard format, similar nationwide and has been designed specifically as an economy survey and focuses on identifying urgent and significant matters. The purpose of the inspection is to assist a prospective home buyer to make a reasoned and informed judgement on whether or not to proceed with a purchase, to assess whether or not the property is a reasonable purchase at the agreed price, and to be clear what decisions and actions should be taken before contracts are exchanged. We find the majority of people looking for a private inspection choose this type of survey. The survey also includes a valuation and a reinstatement value for insurance purposes.

FEES
The fee for the Homebuyers Survey and Valuation is based on the proposed purchase price and the scale is as follows:-

UPTO £ 50,000

£250.00 plus V.A.T.

UPTO £100,000

£300.00 plus V.A.T.

UPTO £150,000

£350.00 plus V.A.T.

UPTO £200,000

£400.00 plus V.A.T.

UPTO £250.000

£450.00 plus V.A.T.

UPTO £300,000

£500.00 plus V.A.T.

UPTO £350,000

£550.00 plus V.A.T.

OVER £350,000

By Negotiation

Please note the cost may be different for flats and Listed Buildings and some properties are not suitable for this type of survey. We reserve the right to refuse any instruction if in our opinion the property is not suited to the Homebuyers Survey and Valuation, any additional charges will be agreed prior to undertaking the inspection and confirmed in writing.
